Golden Foot meets the films financially struggling protagonist; Sing. Sing is trying to reunite his brothers and revitalize the art of Shaolin Kung Fu. The pair eventually decide to team up to accomplish their goals and ultimately create the heart of this chaotic comedy. Sing and his reluctant brothers form a soccer team with Golden Foot as the coach. Question: Discuss about the Real Estate Property Rights and Contracts Law. Answer: Firstly, it is important to distinguish and define Trimms lease with respect to whether it is a licence, licence with interest or a lease. The owner of a licence does not have the right of exclusive possession and this is the main distinguishing feature between a lease and licence (Sharlene 2017d, p.28). Accordingly, proprietary rights do not arise with respect to licences while they arise in the case of leases. As such, while a lease holder has protective interests under the Property Law Act, a licence holder does not (Sharlene 2017e, p.29). Leases exceeding 3 years must be registered according to the provisions of ss. 61, 181 and 182 of the Land Titles Act 1994 and such registration creates a legal estate. S.11 of the Property Law Act provides that such leases must be registered. With respect to the two-year option, Trimms lease agreement can include the said option in writing within an options clause. Where a purchaser of land accepts title with the knowledge of certain defect thereon, it is presumed in some cases that such purchaser waives his right to good title. Accordingly, where the encumbrance on vacant possession goes to the title, then the purchasers acceptance of title may be considered as a waiver of right of vacant possession (Re Gloag Millers Contract 1883). Trimms lease is an example of such an encumbrance with contractual protection. Although the case of Isaacs v Maguire (1888) held that mere acceptance of title does not constitute a waiver of the right to vacant possession, acceptance of the lease foe Sky is an express term of contract. Since Sky already accepted the contractual condition of Trimms lease, the company is bound by the same. There are limited options available to Sky. The first option is the effluxion of time (Sharlene 2017d, p.3). The second option for Sky is through surrender by agreement. This is where Trimm agrees to give up his interest in the land through registration under s.69 of the Land Title Act. The other means of terminating Trimms lease is by repudiation of the lease by Trimm and accepted by Sky. The option available to Sky is negotiating with Trimm for him to terminate the lease under s.130, 131 and 137 of the Property Law Act (PLA) by issuance of notice in prescribed form. The other option available to Sky is carefully reviewing the lease to determine whether there are any breaches that warrant termination. The next step would be serving Form 7 under the PLA for Trimm to remedy the breach (Property Law Act 1974, s.124). Failure to remedy the breach within a reasonable time entitles Sky to service of an unequivocal demand for possession on Trimm (Sharlene 2017d, p.14). Available Options for Avoiding Purchase of Jacksons Lot The REIQ Contract for Houses and Residential Land, clause 7.4 (3) (a), extends disclosure duties upon the vendor with respect to contaminated land under the Environmental Protection Act 1994 (EPA). S.421 (2) of the EPA requires the vendor to notify a purchaser of the land being on the contaminated land register. Non-compliance with the above pre-contract disclosure obligations by the vendor entitles the vendor to rescission. Section 421 (3) of the EPA provides for rescission up to possession or completion, whichever comes first. In the case of Turrisi Properties P/L v LJ BJ Investments P/L (2010), it was held that a vendor may not waive the disclosure requirements. Furthermore, a seller cannot contract themselves out of the requirements for disclosure by virtue of s.421 (5) of the EPA. The REIQ Contract for Houses and Residential Land vendor disclosure provisions are further aimed at land that has not yet come to the EPAs administering authoritys attention (EPA 1994, s.374). Under cl. 7.4(3)(a)(i) of the Houses and Land Contract all outstanding obligations must be communicated by the vendor at the date of the contract to notify the authority of any activity on the land. Breach of contractual warranties by Jackson entitles Sky to termination of the contract in writing. Therefore, Sky has the legal right to terminate or avoid the contract with Jacksons Lot. Delaying Settlement of Marshners Lot The legal purpose of a deposit is essentially guaranteeing or securing the completion of the purchase (Queensland conveyancing law commentary 2009). Accordingly, Sky is obligated by law to pay the deposit. However, the special condition of $100,000 presents a difference in the law. In the case of Iannello Anor v Sharpe (2007), the purchaser was required to pay a 5% deposit upon exchange. A special condition required payment of a further 5%. The purchaser defaulted in paying the further amount upon the exchange and the vendor terminated the contract. The Court of Appeal of New South Wales held that the court must look at the character of the payment and the obligation of making it. A normal deposit demonstrates the buyers commitment. In that case, the Court rejected the second payment as being illustrative of commitment. The buyer was, therefore, under no obligation to pay. Using the preceding argument, Sky is not obligated to pay the further $100,000 required by Marshner. It is of importance to mention the REIQ contract of sale with respect to deposit. Under that contract, the deposit is payable upon signing of the contract according to clause 3 (1) of the REIQ Contract Commercial Land and Buildings. Failure by the Buyer to pay the deposit entitles the Seller either terminating or affirming the contract. Clause 3.3 provides that the rights to termination or affirmation are in addition to other legal or equitable rights. The deposit should not exceed ten percent of the purchase price and if it does, that becomes an instalment contract. To the extent that Barrys advertisements were unequivocal statements by which Barry intended to be binding if any party to whom it is made accepts, he made a valid offer. A valid offer indicates the offerors intention of entering into a contract that is binding with the offeree on particular terms (Sharlene 2017a, p.22). The case of Carlill v Carbolic Smoke Ball Company (1892) found that an offer can be made to the whole world. The general rule is that advertisements are usually construed to be invitations to treat (Partridge v Crittenden 1968). It was just the second week of school, and I had mustered up all my courage to venture to the nether regions of our school known as the basement to attend the first meeting of the newly forming FIRST (For Inspiration and Recognition of Science and Technology) robotics team. When I walked into room one, the newly proclaimed FIRST headquarters, I looked around with apprehension, and I noticed that I did not recognize a single face in the room. Nervously, I took a seat, and Mr. Mothersele, the advisor for the program began describing the program. FIRST is a national engineering competition in which partnerships are formed between local businesses and high schools to design and build a robot-like machine from identical kits of parts supplied by FIRST. The team has about six weeks to build the machine which must be able to compete in a timed sporting event. As soon as I saw the video of the students working and competing with the robots, I was hooked. The program seemed tailored to my int erest in math in science and to my competitive spirit. I couldn't resist the opportunity. As a shy and relatively inexperienced freshman, I signed up for the program as the only underclassmen on the team of ten students. I bumbled along, learning about design and how to use the machines. I made my full share of mistakes and then some, but by the end of the program, I was gaining some real experience. Although our robot did not fare very well in the competition our first year, my learning process was underway, and I knew that I had found my place. The second year of the competition, I was only one of two returning students. I took an active role in recruiting new students, and our membership doubled. It was a complete role reversal for me because all of a sudden I was the experienced team member. We finished fifth out of forty teams at the regional competition, and at the national tournament, we placed in the top third. This past year, was the golden year of my FIRST career. In September, I was voted team captain. It was my job to ensure that our team was well organized and that we stayed on task. Our team advanced to the semifinals, where we lost to the eventual National Champion. We finished fourth overall, and it was an incredible success story. Over the summer, I continued to work at school with our instructor to plan for the upcoming year. Next year, I will be team captain again, and we are prepared to continue our success. I have come a long way from the timid freshman who nervously stepped into the FIRST room. As a result of my FIRST experience, I feel comfortable presenting my ideas clearly and convincingly to a large diverse audience. I have grown confidence in my own resourcefulness and problem solving ability. FIRST has taught me to trust my judgment in critical situations. Working with a diverse group of people having a variety of skills strengthened my team working abilities. To be successful, our team had to consider everyone's ideas to produce a winning strategy. During the first two years, I gained the experience and skills necessary to assume the leadership position of team captain. As team captain, I set group goals and formulated strategies to achieve these goals. As a result of this experience I can work effectively on significant long range projects with highly focused goals. I can both work constructively as a team member and provide leadership among my peers. I developed my ability to communicate and coordinate my ideas in the corporate environment. The skills that I have gained are those needed to work in an entrepreneurial business environment which I have selected as my career objective.

The Ramavataram or Kamba Ramayanam of Kamban is an epic of about 11,000 stanzas as opposed to Valmikis 24000 couplets. Kamba Ramayana is not a translation of the Sanskrit epic by Valmiki, but an original retelling of the story of the God Rama. The poetic work is well known for its similes. Many Tamil poets, statesmen, kings and common people have praised Kambar for his Kambaramayanam which has more than 10000 songs forming one of the greatest epics of Tamil. Kambaramayanam has more than 45000 lines. Thyagaraja Kakarla Tyagabrahmam (May 4, 1767–January 6, 1847), was one of the greatest composers of Carnatic music or classical South Indian music. He was a prolific composer and highly influential in the development of the South Indian classical music tradition. Tyagaraja composed thousands of devotional compositions, most in praise of Lord Rama — many of which remain popular today. Of special mention are five of his compositions called the Pancharatna Krithis (English: five gems), which are often sung in programs in his honor. Tyagaraja was born in 1767 in Tiruvarur, Tiruvarur district, in what is now called Tamil Nadu, to Kakarla Ramabrahmam and Sitamma in a Telugu Brahmin family of the Mulukanadu subsect He was named Tyagaraja after Lord Tyagaraja, the presiding deity of the temple at Tiruvarur. Tyagaraja Aradhana, the commemorative music festival is held every year at Thiruvaiyaru in the months of January to February in Tyagarajas honour. This is a week-long festival of music where various Carnatic musicians from all over the world converge at his resting place. SAROD The sarod is a stringed musical instrument, used mainly in Indian classical music. Along with the sitar, it is the most popular and prominent instrument in Hindustani (northern Indian, Bangladeshi and Pakistani) classical music. The sarod is known for a deep, weighty, introspective sound, in contrast with the sweet, overtone-rich texture of the sitar, with sympathetic strings that give it a resonant, reverberant quality. It is a fretless instrument able to produce the continuous slides between notes known as meend (glissandi), which is important to Indian music. The sarod is believed by some to have descended from the Afghan rubab, a similar instrument originating in Central Asia and Afghanistan. The nameSarod roughly translates to beautiful sound or melody in Persian . Design The design of the instrument depends on the school (gharana) of playing. There are three distinguishable types, discussed below. American Indian Movement: Activism and Repression   Ã‚  Ã‚  Ã‚  Ã‚  Native Americans have felt distress from societal and governmental interactions for hundreds of years. American Indian protests against these pressures date back to the colonial period. Broken treaties, removal policies, acculturation, and assimilation have scarred the indigenous societies of the United States. These policies and the continued oppression of the native communities produced an atmosphere of heightened tension. Governmental pressure for assimilation and their apparent aim to destroy cultures, communities, and identities through policies gave the native people a reason to fight. The unanticipated consequence was the subsequent creation of a pan-American Indian identity of the 1960s. These factors combined with poverty, racism, and prolonged discrimination fueled a resentment that had been present in Indian communities for many years. In 1968, the formation of the American Indian Movement took place to tackle the situation and position of Native Americ ans in society. This movement gave way to a series of radical protests, which were designed to draw awareness to the concerns of American Indians and to compel the federal government to act on their behalf. The movement’s major events were the occupation of Alcatraz, Mount Rushmore, The Trail of Broken Treaties, and Wounded Knee II. These AIM efforts in the 1960s and 1970s era of protest contained many sociological theories that helped and hindered the Native Americans success. The Governments continued repression of the Native Americans assisted in the more radicalized approach of the American Indian Movement. Radical tactics combined with media attention stained the AIM and their effectiveness. Native militancy became a repertoire of action along with adopted strategies from the Civil Rights Movement. C IMPACT OF JET EXPERIMENT 1 Aim To find the impact force caused by a fluid jet on a horizontal plate and a hemispherical shell and compare it with the expected theoretical force. 2 Theory When a rubber ball strikes a solid surface it nicely rebounds from the solid surface. The amount of rebound would depend on the coefficient of restitution. However, when a steady fluid jet strikes a solid surface, it does not rebound. But, a stream of fluid is formed which moves over the surface and the fluid leaves the surface tangentially. If a fluid jet is impacting a horizontal plate, at an angle ? the rate of change of momentum can be equated to the force exerted by the jet on the plate. When a vertical fluid jet strikes a horizontally positioned plate, the value of ? will be 90Â °. A control volume analysis can be performed to give the force F = ? QV, (1) where ? is the density of the water, Q is the jet flow rate and V is the velocity of the jet. For the case of a hemispherical shell when t he stream of water is turned back by 180o, the force experienced by the shell will be F = 2? QV, (2) two times the force experienced by the flat plate. Experimental Set-up The set up consists of a closed cylindrical container housing the horizontal plate/hemispherical shell to receive the impact of the jet. The vertical water jet is produced by a pump forcing water through a nozzle of diameter 6mm for the flat plate and of diameter 8mm for the hemispherical set up. The flow rate through the nozzle is measured by a rotameter. The velocity of jet could be obtained by knowing the flow rate. 4 Experimental Procedure Switch on the motor and using the two gate valves control the flow rate.Place suitable weights to counter balance the impact force of the liquid jet. When the load is higher than the impact load of the jet, the jet will be blocked by the plate. When the load is low the load arm will rise up and touch the top part of the housing. Adjust the flow rate for any selected weight s o that the load arm stays in the middle of the distance from the nozzle tip to the top part of the housing. Ensure that the steady flow rate is maintained and take at least six independent measurements by choosing six different flow rates that would balance the weights.Important steps 1 Allow the float to be steady before you start noting down the readings. 2 Ensure that the fluid jet nicely counter balances the weight it is carrying.
